Finding Henrico County Residents
A Henrico County residents directory is a set of separate public-record trails, not one master roll. Start with an address when you are checking a parcel or house history. Start with the Virginia voter-status tool only when you can supply the required identity details. Use the deed index when a property connection needs stronger proof. For an earlier household, the Richmond and greater-Richmond directory shelves, census records, newspapers, and probate files may supply the bridge. A name in one source is a lead. A match across independent sources is more useful.
Some questions have no public answer. An assessment record may identify an owner but not an occupant. A deed documents a transfer, not a continuous household. The voter portal is an individualized status check, not a countywide name list. Recent vital records, protected addresses, sealed cases, and juvenile matters have their own limits. Keep the source date, exact spelling, and record identifier with each note so that a later search can be checked again.
- Normalize a current address with USPS, then search the county assessment system by street fields or a known GPIN/PID.
- Use the parcel in the GIS viewer and record its subdivision, lot, or other map context.
- Check Virginia SRA for a recorded instrument, preserving the party role, document number, date, and legal description.
- For a past household, search directory and census sources by year, street, and name variant.
- When no online record exists, ask the actual custodian for a defined existing record rather than requesting a new compilation.
Henrico County Records Stewards
Henrico County divides resident-related records by purpose. The Real Estate Assessment Division maintains the Land Book and CAMA assessment system. The Circuit Court Clerk's Record Room keeps land records, plats, marriage licenses, probate-related filings, and court files. The registrar is the local contact for election administration, while the Virginia Department of Health controls certified vital-record requests. A Henrico County by-street search uses those same offices from an address-first angle.
The clerk does not conduct research by telephone. After a record is identified online, visit the Record Room, request a copy, or use the Library of Virginia for older reels and books. Assessment information is also distinct from title evidence. Use it to connect an address with a parcel key, then confirm ownership through a recorded instrument when that distinction matters.

Henrico County Address Search Fields
Henrico Real Estate Search is built for parcel and address work. It exposes GPIN, PID, Street #, Prefix, Street Name, Unit, Use Code, Description, and Sort By, plus Search and Reset controls. The inspected search screen did not display a dedicated owner-name box, so do not expect a name-only query to produce a property match. Enter the address carefully, including the unit where it applies, and keep the parcel identifier returned by the system.
| Assessment control | Use in a Henrico County search |
|---|---|
| GPIN or PID | Connect a known parcel identifier to the assessment and GIS layers. |
| Street #, Prefix, Street Name, Unit | Build an address search without assuming an owner-name field exists. |
| Use Code and Description | Narrow the assessment record by the county's property classification fields. |
| Sort By | Order the resulting set after the address terms are entered. |
The screenshot of the county assessment search shows these address and parcel controls.
Those controls create the first link between a Henrico County address and the rest of the public-record trail.
Henrico County GPIN Property Trail
The GPIN or PID is the practical bridge from assessment data to map context and then to a recorded instrument. The county GIS viewer provides Tax Parcels, condo boundaries and phases, subdivision boundaries and lots, subdivision sections, and appraisal areas. That information helps distinguish a residence from a common area, a condominium boundary, or a former tract that was subdivided. GIS is a reference layer and carries a no-warranty limitation, so it does not replace a deed or plat.
For a title question, search the current owner or entity as a grantee in Virginia Statewide Remote Access. Record the instrument number, book/page if shown, recording date, party roles, and legal description. Then search the seller as a prior grantee. The exact Henrico online starting date was not published in the inspected material. When the online route stops, the Record Room and the Library of Virginia microfilm catalog are the documented fallback channels.
- Parcel
- A mapped unit of land used by the county assessment and GIS systems.
- GPIN
- Henrico's parcel identifier, useful for connecting an address with map and assessment records.
- Index
- A searchable list of record references. It may lead to a document without displaying the document image.
- Criss-cross directory
- A directory section arranged by street and number instead of by surname.
Current Henrico County Resident Rolls
Current sources serve different purposes and cover different people. An assessment search is an address-to-parcel route. The voter portal is a protected, individualized registration-status route. The deed index lists parties to recorded instruments, not everyone at an address. Association resources can identify a subdivision or civic group but are not household lists. Treat each result as evidence for its own limited question, then look for a second, independent record family when verification is needed.
| Source | Who It Lists | Keeper | Access |
|---|---|---|---|
| Assessment search | Parcel-related owner and address clues | Real Estate Assessment Division | Public county portal; not title evidence |
| Voter information | Individual registration-status information | Virginia Department of Elections | Identity fields and certification required |
| SRA land-record index | Parties to deeds, liens, and related instruments | Circuit Court Clerk | Index route; images may need authorization |
| HOA and organization routes | Association identity and community context | Henrico County and SCC | Map, annual directory, and entity verification |
| Current custody tools | Time-sensitive official custody status | Sheriff or Virginia DOC | Not a historical resident roll or disposition |
For a single person question, use the evidence chain in the Henrico County resident lookup rather than treating any one current roll as proof of a complete household.
Henrico County Voter Status Rules
Virginia Voter Information asks for a name, date of birth, last four digits of Social Security number, locality, and a certification before it returns status-related information. Select Henrico County as the locality. The result route may lead to registration status, polling place, election district, absentee-ballot status, and voting history. It does not reveal ballot choices.
Virginia law also limits the public voter-file layer. Public inspection under Va. Code §24.2-444 has excluded fields, including Social Security information, day and month of birth, and protected actual addresses. The bulk-list rules in §24.2-405 apply to specific statutory recipients, so a broad public roster should not be implied. A no-result can reflect a name variation, locality issue, or protected status. The Henrico registrar is the local route for correction and inspection questions.
The state voter-information screen displays the identity fields required before a status search.
Those requirements are why voter status is a confirmation step, not an open Henrico County residents directory.
The Henrico registrar page provides the county's local election-office routes and contact details.
Use the registrar for local correction or public-inspection questions after checking the state portal's stated requirements.
Henrico County Land-Record Access
Virginia SRA separates a land-record index from document images. An index may be available when the clerk has enabled it, while images can require an authorized subscriber agreement or a local arrangement. Certified copies remain a clerk function. The Henrico Clerk's published Record Room route is also the right place for deeds, plats, liens, and copies once a precise reference is known. Do not invent an online coverage cutoff because the county's exact start year was not published.
| Access route | What it provides | When to use it |
|---|---|---|
| SRA index | Search path to land-record references | Start when a party or recording detail is known. |
| Subscriber image route | Images where the local access terms permit | Use after checking Henrico availability and authorization. |
| Record Room | Local access and copies | Use for identified records and current clerk-held material. |
| Library of Virginia | Historic Henrico deeds, wills, plats, and court books | Use when the online index does not reach a period. |
The Virginia SRA landing page explains the state-supported index and image-access distinction.
Use the index to identify a record, then use the correct clerk or archive channel for the document itself.
Henrico County Court and Vital Checks
A public court result can help distinguish a same-name person only when its locality, party role, case number, and date agree with other evidence. The Virginia case-information hub has separate Supreme/Appellate, OCIS, local circuit, and district-court routes. It does not provide one universal statewide circuit-civil search. Juvenile and domestic-relations information has additional confidentiality limits. The clerk's terminal or copy route supplies the fuller case-file fallback after a relevant public record is identified.
For a birth, death, marriage, or divorce question, Virginia Department of Health rules determine both access and the correct request channel. Birth records are public after 100 years; death, marriage, and divorce records are public after 25 years under Va. Code §32.1-271. Restricted-period certified copies require eligible relationship or authorization and identification. VDH's current instructions state a $15 search/certificate fee, about five business days for online processing and about eight by mail. A current web fee should control over an older PDF value.
The Virginia case-information page separates the court-search choices by court and case type.
Selecting the court and search route first helps avoid reading a no-result as proof that no case exists.
The VDH application instructions set out the current online and mail request path.
Vital certificates answer an event question under state eligibility rules, rather than operating as a general resident roll.
Henrico County Permit Evidence
Build Henrico is a different address record. Basic searches can use address, date, applicant, and other criteria, and the result path includes Details, Processes, and Referrals. The county moved permits submitted after August 30, 2021 to the online system. A permit can date construction, alteration, or a review milestone. It does not establish current occupancy or title.
For material that is not online, the building-record request route accepts property and requester information and lets a requester select defined items such as permits, inspection reports, construction date, certificate of occupancy, site plans, and certain plans. The county says it responds within five business days or gives a fee notice. Residential plans are restricted until 10 years after construction. A defined request is more useful than a broad request for all information about a person.
Note: Beginning April 16, 2026, Build Henrico announced a one-time email passcode sign-in change, so check the current sign-in path before relying on an older screenshot.
Historic Henrico County Directory Evidence
Henrico County does not have a documented standalone run that replaces the Richmond and greater-Richmond collections. Search both Henrico and Richmond-area sections, then test the address against the parcel and deed trail. The Virginia Museum of History & Culture documents early volumes for 1819 and 1845 through 1860, microfilm runs from 1882/83 through 1935, and a general collection beginning in 1936. Directories exist nearly every year from 1870 to the present, and the 1879/80 volumes begin the street-address sections useful for reverse searching.
A directory proves an entry in a particular publication year. It does not prove title, full-time residence, or a continuous household. Record the year, volume, page, spelling, and whether the entry came from the name or street section. The fuller collection and tracing method are described in the Henrico County city directories section.
Henrico County Postal Name Trap
Postal naming can make a solid Henrico County record look as if it belongs somewhere else. In 2008, USPS began preferring “Henrico, VA” for a defined list of ZIP codes while retaining Richmond as an alternate. Other shared ZIP codes continued to prefer Richmond while accepting Henrico. The change did not alter delivery routes, ZIP codes, or parcel jurisdiction. A postal community label is therefore not a municipal-boundary test and it does not establish that a person lives at an address.
Use the full-address mode in USPS ZIP Code Lookup to normalize a mailing label. Next, use the county GIS and assessment search to test the actual parcel. The same caution applies to older directories: a Richmond label and a current Henrico mailing label can point to the same physical area. A Henrico County ZIP directory keeps the postal details separate from county geography.
Henrico County Protected Addresses
Public does not mean unrestricted. Virginia's Address Confidentiality Program provides a designated address and mail forwarding for qualifying participants. Participant-identifying records are FOIA-exempt, and a normal record search must stop when an address is protected. Voter records likewise exclude Social Security information, full date of birth, and protected actual addresses. Recent vital records, sealed cases, expunged matters, and protected family records also have access limits.
Virginia FOIA, Va. Code §2.2-3704, remains a targeted fallback for existing nonexempt records. A request should describe a discrete record by address, date range, record type, permit number, or GPIN. The custodian may redact exempt material, estimate actual costs, or require a deposit for an estimate over $200. It does not have to create a new database or conduct open-ended research.
Henrico County Record-Loss Clues
A blank historical search can reflect preservation loss rather than a missing person. The Library of Virginia identifies missing Henrico court records before 1655 and almost all before 1677, destruction during Revolutionary War actions, and the 1865 fire that destroyed almost all circuit-court records. When an expected deed, will, or court entry is absent, label that gap rather than turning it into a conclusion.
Surviving alternatives include land grants, church records, newspapers, cemetery material, probate, nearby jurisdictions, early deed books, and the Henrico Historical Society's 1679 tithe-list transcription. A tithe list can place taxable households within a period, but it has none of the address precision of the modern GIS. Pair it with land and later directory evidence. The County's 2026 Varina archaeological survey was preliminary, so it is a records-history lead rather than proof of a confirmed historic structure.
